  • Episode 56: Selling with tenants in situ and the new Decent Home Standard
Selling with tenants in situ is becoming increasingly popular according to new NRLA partner Landlord Property Exchange (LPE), and this month NRLA CEO Ben Beadle and Richard Blanco look at the pros and cons of this approach. LPE founder James Donohue joins the team, along with landlord Sandra Towers who has sold a number of tenanted properties in this way, and said the approach can work well for all involved. Hannah Kenyon, of the NRLA’s landlord support team, discusses the calls the association has been receiving on student tenancies, with the new academic year set to start in the coming weeks. And, with the Government currently consulting on a new Decent Homes Standard for the sector, Alan Davies, a chartered environmental health practitioner and Director of Housing at RRE Global joins the show to talk about what this will mean for landlords, and the local authorities tasked with enforcing the new rules. • Episode 55: Pets amendment and solving the empty homes crisis
n this month's episode of Listen Up Landlords presenters NRLA chief executive Ben Beadle and Richard Blanco welcome Lord de Clifford, the peer responsible for tabling the latest pet amendment to the Renters’ Rights Bill.  A Government amendment last month reversed an earlier pledge that would have allowed landlords to require damage insurance as a condition of accepting a pet.  However, Lord de Clifford, a crossbench member of the House of Lords, proposed an alternative amendment, which would enable landlords to take an additional ‘pet deposit’ of three weeks’ rent where a pet request is accepted – something the NRLA has been campaigning for, for some time.  Along with NRLA chief policy officer Chris Norris, Lord de Clifford talks about the challenges that came with the Government’s initial pledge – and the benefits of his amendment, which will not require tenants to pay ongoing premiums.  Hannah Kenyon, representing the NRLA support team, talks about the calls coming into the phone lines this month, with a distinctly summery feel, as we enter the holiday season.  Later, the podcast team is also joined by Chris Bailey of campaign group, Action on Empty Homes. With an estimated 700,000 homes lying empty in England alone – a figure that is continuing to rise – he talks about the important role landlords can play in bringing properties back into use, as well as the impact of Government legislation.  If you enjoy the show, please spread the word on your social media channels using the hashtag #listenuplandlords.   For all podcast enquiries email [email protected]    More information   To download a transcript of the podcast click here.  For all the latest on the progress of the Renters’ Rights Bill and the NRLA’s campaigns work click here.  For more information on the work of Action on Empty Homes click here.   ACCREDITATION: You can now pick up a CPD point to be used towards NRLA accreditation by listening to the podcast. • Episode 54: Unpacking the spending review and support for those struggling to find affordable homes
In this month's episode of Listen Up Landlords presenters NRLA chief executive Ben Beadle and Richard Blanco discuss last month’s spending review – with the private rented sector notable by its absence. Richard and Ben are joined by Chris Walker of Chamberlain Walker Economics and Russell Quirk, co-founder of ProperPR to talk about the Government’s spending plans, with £39billion allocated for social homes to rent over the next 10 years.  They examine the 1.5 million housebuilding target over the next four years and look at the challenges and opportunities up ahead – and what impact this might have on the PRS. Hannah Kenyon, representing the NRLA support team, talks about the calls coming into the phone lines this month, focussing on the impact of proposed changes to minimum energy efficiency standards. The team is also joined by Ben Rayner of London-based Good Place Lettings, a social letting agency which matches vulnerable tenants on low incomes with suitable homes in the private rented sector. He talks about the growing number of landlords interested in this market, and the levels of support available to help sustain those tenancies. • Episode 52: Listen Up Landlords Live! Renters Rights, energy efficiency and investment
April marked a very special month for the Listen Up Landlords team, with our first LIVE podcast recording – complete with studio audience – at Manchester’s MediaCity. Hot on the heels of our 50th episode earlier this year our team of expert speakers addressed all the major issues affecting the sector at the moment, from the impact of the impending Renters’ Rights Bill to proposed new Minimum Energy Efficiency Standards. William Reeve, chief executive of Goodlord and Carlyn Jermyn, solicitor and chief executive of Woodstock Legal Services discussed the Renters’ Rights Bill, with Anna Moore, chief executive of retrofit experts – and event sponsors – Domna and James Kent, chief innovation officer at the NRLA and founder of Safe2 taking on Minimum Energy Efficiency Standards (MEES).    Experienced investor, developer and NRLA trainer Henry Davis and James Donohue of Landlord Property Exchange completed the line-up, looking at the health of the sector – and any up-and-coming investment hotspots. Fronted, as ever, by our presenters NRLA chief executive Ben Beadle and landlord Richard Blanco, the chat show-style discussion covered everything from how landlords could get caught out under the new Bill, to what you can do now to prepare for change up ahead – with the panel also answering questions submitted by NRLA members.
