ASK484: Should I take out equity to buy more? PLUS: Is this an opportunity or should I walk away?
We’re back for another round of listener questions, and this week we’ve got some tricky decisions...
(0:47) Aaron’s based in London with £25k in savings and some equity in his home. He’s keen to start investing, eyeing the Midlands or North, but torn on whether to tap into his equity or stick with his savings. And when choosing where to buy, what’s more important: making sure you’ve absolutely nailed the right town, or picking the best street in whichever location you go for?
(5:46) Long-time listener Josh has just offered on his second buy-to-let, but he’s worried. The building might fall under the Building Safety Act, he hasn’t seen an EWS1 form yet, and there’s something on the balcony that screams cladding or fire risk assessment. Should he run a mile or factor the risk into the price?

ASK482: Can I get started with £35k? PLUS: Does this work to transfer properties tax-free?
Let’s dive into this week’s Ask Rob & Rob as they tackle two new listener questions…
(0:40) James wants to escape his day job and build a long-term future in property. With £35k saved and eager to get started, he asks Rob & Rob whether it’s better to get in now at the bottom of the market or wait until he’s built a bigger pot of cash.
(6:12) Kevin owns five properties outright in his own name and wants to grow his portfolio. He’s heard about a potential loophole where he can transfer the properties into an LLC, then into the limited company after three years to avoid paying capital gains tax. However, he’s unsure whether this strategy is legal and wants to understand the risks and implications.
