  • Renters Rights Bills Update
    Simon provides landlords with a crucial update on the upcoming Renters' Rights Bill, estimated to become law around 6th April 2026 Simon urges you to be proactive now by checking your letting agent's awareness, tightening tenant vetting processes, and securing properties to the minimum energy efficiency standards to mitigate risks in the forthcoming, more regulated, and potentially more challenging letting environment KEY TAKEAWAYS The Renters' Rights Bill is anticipated to become law around 6th April 2026, introducing a nationwide database where every rental property must be listed and registered with a unique property reference number to be legally rented out. Landlords who are non-compliant face potential fines and Rent Repayment Orders, which will allow tenants (even those who have moved out) to claim back up to two years' rent if the landlord has not adhered to the new rules. The removal of Section 21 (no-fault eviction) will mean a heavier reliance on Section 8 (for non-payment), but with court systems already under pressure, gaining possession might take longer, making stringent tenant vetting and the use of guarantors essential.   • How You Should Structure Your Next Mortgage
